Third quarter real estate stats are out from William Pitt/Julia B Fee and show that the number of home sales in Scarsdale has fallen from this time last year, but that the median sales price is way up. Interpreting the numbers, the company’s chairman, Paul E. Breunich points out that 2021 was “the best performing market in recent memory,” due to the pandemic and remote working and learning. Therefore, the number for 2022 are a comparison to the prior year which was a truly exceptional time.

In Scarsdale, year-to-date, single family home sales for 2022 are 233, vs. 305 at this time last year, a 24% decrease. The median sales price went from $1,746,000 to $1,965,000, an increase of 13% over the last 12 months. However, inventory is down 26% with only 40 homes on the market as of September 30, 2022.

Edgemont also has a decrease in inventory, where there are 27 homes on the market, a 7% drop from this time last year.Yet single family home sales have increased, with 87 homes sold to date this year vs. 77 at this time last year an increase of 31%. The median sales price for the prior 12 months rose 7% from $1,193,000 to $1,275,000.
