A 19th century property in Powys has been put up for sale for the first time in almost 50 years.

Brynwern Hall, which is located in Llanfihangel Brynpabuan, just outside Newbridge-on-Wye, sits within a country estate that extends to about 16 acres of woodland and pasture land, and includes a separate cottage as part of the sale.

It has been brought to the market with a guide price of £1,450,000.

Built during 1886 and designed by the well-renowned architect Clifton Rees-Mogg, the main house is nestled within a private setting that encompasses its own formal gardens and grounds. It is understood to have last been publicly available for sale in the 1970s and believed to have been used as a school for deaf children evacuated during the Second World War.

The six-bedroom home has a sandstone, decorative arched porch with Minton floor tiles and alcoves and a stained glass front door. The main house also comprises a drawing room with open fireplace and marble surround, a dining room and a large kitchen featuring a Welsh dresser with cupboards, shelves, a four oven Aga and bespoke pine units. A passageway leads through to a back kitchen and pantry and onto where the original kitchen was (now a workshop) and open fronted garaging which is where the original pantries and scullery would have been, along with a courtyard.

With accommodation arranged over two floors, the grand entrance hall archways lead through to a laundry room and an office/snug with a fireplace. A wide staircase leads to the first floor and landing where there are two principal bedrooms which both overlook the gardens and hills beyond. There is a bathroom with a large deep bath and a separate shower. A further four double bedrooms, two bathrooms and a separate shower room can be found on the first floor.

From the first floor there is access to a large roof space over the old kitchen and garage which has been utilised as a play room historically. Subject to the necessary planning consents, it is thought this could make a superb conversion for additional bedroom space.

Forming part of the sale is Orchard Cottage, a semi-detached property that has separate access to the main house and a garage with wonderful gardens opening into the original walled garden of Brynwern Hall. Representing ancillary accommodation for multi-generational living or a potential holiday let opportunity, the cottage includes a charming sitting room with French doors leading outside onto the gardens and patio area and a kitchen breakfast room. The first floor comprises two double bedrooms and a single bedroom with a family bathroom.

Peter Daborn, head of residential sales at Savills in Telford and whose team are handling the sale, says: “It’s hard to put into words how magical the feeling is that you get when arriving at Brynwern Hall. It is in the most breathtaking setting and the far reaching views towards the Eppynt Mountains are simply spectacular.

"With a real abundance of space both inside and outside of the home, coupled with its rare availability, we anticipate this sale to capture the imagination of a number of potential buyers.”
