Quiet yet central location big draw for Canvas in Langley

The combination of a quiet location in Brydon Crescent – just a short walk from the Nicomekl River habitat – and proximity to downtown Langley is one of the big draws for Canvas, Redekop Reddale Group’s new development in the city.

The six-storey wood frame building designed by Keystone Architecture will introduce a study in symmetry to the neighbourhood. Stacked balconies and matching rooflines will define the 92-condo building slated for 5504 Brydon Crescent. The exterior will be a combination of deep blue-grey Hardie plank and brick with striking black-framed windows, says Momentum Realty’s project sales manager Justine Wells.

“The location is very central, just a few minutes from Langley’s main shopping hub – Willowbrook Mall, HomeSense, Costco and Walmart plus a great selection of other retailers and restaurants, both franchises and unique eateries,” says Wells.

While the development is just outside Langley’s Nicomekl River District Neighbourhood Plan that extends from 196 Street in the west to 208 Street in the east, Wells believes residents will enjoy the advantages of this area.

“The city will be building the Baldi Creek Footbridge, which will connect Canvas and all of Brydon Crescent with the Baldi Creek greenway and Nicomekl trail system. This offers extensive trails and walking paths, dog parks and children’s playgrounds. Brydon lagoon is also minutes away, adding more options for parks and walking trails,” she says.

Canvas residents will also benefit from the 16-kilometre planned extension of the Expo Line along Fraser Highway from King George SkyTrain Station in Surrey to Langley City, with a terminus at 203 Street.

The one- and two-bedroom condos range in size from 477 to just under 850 square feet, and each home has a parking space in the underground parkade or the surface level area on the east side of the building that also accommodates visitor parking.

All homes have a balcony or patio and face east or west, which will allow residents to enjoy views of sunrise or sunset, depending on the position of their unit in the building.

Amenities in the building will include a fully equipped gym and a lounge suitable for parties and get-togethers, plus an outdoor landscaped area where residents can enjoy a barbecue, says Wells.

Buyers can choose from two interior colour schemes, Light or Dark.

Alexandra Chapkin, principal designer at Alexandra Interiors, says the two schemes were created to appeal to a wide range of buyers.

“They are modern and neutral and will allow each buyer to put their own stamp and style on their home,” she says.

The kitchen in the light scheme combines white flat panel cabinets with marble-look quartz countertops and a grey subway tile backsplash for a fresh, modern design.

“We added some character with square matte black hardware and black pendant light fixtures above the kitchen islands or peninsulas (depending on the floorplan),” says Chapkin, adding that tall cabinets make the most of the nine-foot ceiling height.

The dark option features light wood laminate cabinetry with the same countertop, while the stacked tile backsplash features white subway tiles.

Kitchen appliances are by Samsung, and the microwave and hood fan are above the stovetop to enhance the functionality of the space.

In the bathrooms, 12- by 24-inch porcelain tiles that mimic the look of Statuario marble are a standout feature, while contemporary undermount bathroom sinks and mid-tone grey floor tiles complete the streamlined design, says Chapkin. Polished chrome fixtures by Kohler add a sparkle to the space.

Laminate floors in the living, kitchen and dining area contribute a spacious ambience, while carpets will be warm underfoot in the bedrooms. The units also include dedicated plugs for air conditioners in living rooms and master bedrooms.

“The value of these homes makes them attractive to first-time buyers and investors,” says Wells, noting the developer has more than 50 years of experience in the construction and development of multi-family homes in the Lower Mainland.

Wells says work on the Canvas site is expected to start in 2023, with the building scheduled for completion in 2025.
